House hunting right before the onset of summer meant that other than the obvious things such as floor plan and location, I would also be looking for a house with quality HVAC. Good indoor air quality is vital during the summer. I had various climate control units that I would want to be in my new home. An air filter would not make me pass on a house that met most of my requirements. After two months of actively searching with no results, my patience ran thin. The second week into the third month, I got a call from a friend who works as a cooling specialist. She told me a house was going up for sale, and it had the cooling equipment that I favored. It also met most of my requirements. She had done quality AC service on the cooling install; therefore, she was sure it was in good condition. I was excited not only because I was guaranteed good air quality but also my desired floor plan. I immediately called the homeowner, and we agreed on the day for the house visit.
