Squirrels making a chimney home

My partner and I bid on a new home and the owner told us that she accepted an offer from someone else.

The two of us started looking at other houses and we got a phone call a couple of afternoons later from the original homeowner.

The sale fell through and she wondered if we still wanted to offer the same asking price on the house. This time my partner and I offered $5,000 last for the new home and the woman jumped on the offer abruptly. She was ready to get rid of the property and move on. My partner and I had a new home inspection done and all of the information was sent to us in the mail. The two of us did not actually move to the property until 8 months later. By then, there were a couple of problems inside of the new home that needed to be addressed; One particular problem was the presence of squirrels in the chimney of the fireplace. The squirrels easily were not in the chimney of the fireplace when we gained an text and information from the new home inspector. It had been a long time since we opted to go to the house, so we could not easily well be surprised by finding squirrels in the chimney. The two of us also found a leak in the roof that appeared to be completely missed by the new home inspector. I guess we should have gone to the property a little sooner, however both of us got stressed with other Investments and this property just set until we had time to deal with the new homeowners association and all of the renovations that needed to be completed.
