I have consistently been very careful about pointing out necessary replaces for selling a house. First of all, it is someone’s dwelling so blunt assessment just hurts feelings. However, I point out the flaws but help the potential sellers to prioritize what needs to be done to bring a great sale price. A large point of contention has consistently been the Heating, Ventilation, and A/C system. This region is known for its sun and subsequently the heating. They think that many buyers will simply overlook an old, dilapidated Heating, Ventilation, and A/C because the rest of the place will blow the buyers away. It’s a quaint thought but a single which is completely flawed. In fact, many buyers won’t even consider negotiating on the final price over a beat up Heating, Ventilation, and A/C. The best thing for you to do for the seller is bite the initial bullet and update the Heating, Ventilation, and A/C. The final sales price will more than make up for the replace costs.
